Key West Rental Policies


  • Rates: Published rates are based on standard occupancy and do not include the 12.5%  lodging tax. There is a non-refundable $65.00 reservation fee charged for each reservation. Higher Rates apply during Holidays and Special Events.
  • Deposit: There is a 50% deposit required for all stays.
  • Cancellation: Go to Cancellation Policies.
  • Payment: We accept Visa and Master Card for deposits.  Upon arrival we accept credit card, cash or certified funds.   There are no refunds for early departure.
  • Extra person: There is a $25.00 per night charge for each additional occupant.
  • Pet Policies: Go to Pet Policies.
  • Housekeeping: We respect your privacy and do not intrude with daily housekeeping. But housekeeping is provided upon request at $25 per hour.
  • Concierge and Special Services: Our staff provides concierge services to meet all your needs. Contact our office for all excursion questions.
  • No Smoking: Smoking is NOT permitted INDOORS of any of our properties. Smoking is permitted outdoors only.   There is a minimum $250.00 cleaning fee for removing smoking odors.
  • Minimum Stay: Please contact Key West Hideaways for minimum stay requirements.
  • Check-In: 3:00 p.m.
  • Check-Out: 11:00 a.m.
  • Late Arrival: If you are arriving after regular business hours, please contact our office for late check-in instructions.

Monthly Rental Policies

Monroe County, Florida has a 28-day Rule. The Monroe County Board of Commissioners has voted to disallow short-term rentals in most residential neighborhoods. This means we are no longer allowed to rent these homes on a weekly basis and can only rent for periods of 28 days or longer.

  • In-season / Off-season Dates:
    In-season: Usually runs from December through April.
    Shoulder-seasons: May and November.
    Off-season: Usually runs from June through October.
  • Deposit: A 50% deposit is required to reserve a property. Final payment is due 30 days prior to check in. Reservations that are booked inside 60 days from arrival are charged full and final payment at time of booking. There is a $65 non-refundable reservation processing fee.
  • Cleaning Fee: Cleaning fee depends on the size of property.
  • Pet Policies: Go to Pet Policies.
  • Cancellation: Go to Cancellation Policies.
  • Telephones: A long-distance block is on all phones, calling cards or credit cards, or collect call must be used for all long distance.
  • Check-in / Check-out: Most check-in times are 3:00 P.M. if you need to make alternative arrangements, this can be done. Check-out time is 11 A.M. Cleaning people will arrive at 11A.M.
  • Rates:
    1. Published rates are subject to change without notice and do not include 7.5% State Sales Tax, 5% Monroe County Tourist Tax and other additional fees some properties may incur.
    2. Festival, Special Events and Holiday rates include, but are not limited to, Christmas, New Year’s, 4th of July, Fantasy Fest, Power Boat Race Week, Easter, Yacht Race weeks and Lobsterfest.
  • Returned Checks: A $50 check fee will be charged if a check is returned to us by the bank for insufficient funds.
  • Hurricane Refund Policy: Refunds for mandatory evacuations only.  We suggest traveler’s insurance.
  • Guest Responsibilities:
  • 1. The rental agreement specifies the number of adults and children allowed to stay as guests in the unit. If a number greater than the agreed upon number and ages occurs, you will be asked to leave with no refund.
  • 2. The guest signing the rental agreement assumes all responsibility for the actions and behavior of all guests and agrees to follow the rules of the property posted therein.
  • 3. Our properties are in residential neighborhoods and are unsuitable for loud parties, events or entertaining groups. If behavior or noise results in a complaint or any violation set forth by the City of Key West laws and ordinances, or any other violation of the rental agreement, you will be asked to leave with no refunds given.
  • 4. If keys are lost, there will be a $20 charge for each set.
  • 5. If personal property is left behind and it is necessary for the items to be returned, a $25 fee, in addition to the cost of the postage and containers, will be assessed.

Pet Policies

Pets are welcome in most units. If you plan to bring a pet, please confirm what rentals will accept them.

  • Nightly Rental Pet Fee. Add $20 per pet per night plus tax.
  • Monthly Rental Pet Fee. A $200 nonrefundable pet fee is required per pet. Please note that some rentals do not allow pets.

Cancellation Policies


  • Key West Cancellation Policy: Full refund, less $50 cancellation fee and $65 reservation fee, upon 30 – 60 days notice (whichever applies). Deposit is non-refundable if within 30 – 60 days of arrival date (whichever applies).
  • Monthly Rentals Cancellation Policy: Cancellation Policy is 60-days prior to arrival and the cancellation fee is $200.
